Rental Application Criteria

Thank you for your interest in renting from Pellego Property Management

 
Please be prepared to pay the $39 application fee. In addition to our rental application, you will also be required to provide a copy of a valid form of picture identification and proof of income. Applications submitted without a picture ID and proof of income will be canceled.

To complete our rental application, you must provide 3 years of residential history as well as contact information for your rental references.

Each resident over the age of 18 must submit a separate rental application.

The application fee is paid to an outside agency and is non-refundable. We do not accept reusable portable screening reports or screening reports from other agencies. We do require you first see the home you are applying for. Please do not submit an application for a home sight unseen.

Our Rental Criteria Includes:

*Criminal history. We consider how long ago the crime occurred, circumstances, and evidence of rehabilitation. Each property owner will make their own decision based on the results of the online criminal history check.
*Gross Income must be at least 3 times the rent for single family homes and 2 times the rent for apartments. (All sources of income do count, such as social security retirement/disability, support payments, etc.)
*Good, verifiable rental history or home ownership (No previous evictions, broken leases, monies owed to former landlords, notices to comply)
*No more than 3 late payments in the most recent 12 months
*Credit score of 650 or higher will only require a security deposit
*For Single Family Homes a credit score of 650 or above is required.
*For Apartments, a credit score of 500 to 649 requires last month’s rent and security deposit
*Credit scores below 500 will be denied
*More than $4,000 in collections will be denied
*Co-signers will be accepted for lack of income purposes only. Co-signers must apply and have a credit score of greater than 650 and provide an income of at least 4 times the monthly rent.
*We only participate with Section 8 in Seattle, Bellevue, Kent, Kirkland, Redmond and unincorporated parts of King County. We do not participate with Section 8 in Yakima County. We do accept all sources of income.
*Please check the properties advertisement for any additional criteria that go beyond our standard criteria listed here.
*You must take possession of the property within 2 weeks of your application being approved. We cannot hold a property for longer than 2 weeks.
*The security deposit is equal to 90% of one month’s rent. A move-in fee of 10% is also charged.
